One of our biggest recommendations to our clients is completing one small home improvement project per year. Kitchens

Kitchens and bathrooms sell homes. Kitchens typically are the center of the home and where a majority of families spend most of their time. A full kitchen renovation can be time consuming and expensive so we can make recommendations based on budget. Our first recommendation is replacing counter tops. 

Updating a laminate counter top to quartz can make an impact without renovating an entire kitchen. Outdated cabinets can get a refresh with a professional paint job which is always more budget friendly than replacing the entire cabinet. Considering adding a tile backsplash to add the finishing touches to a kitchen remodel. 

Bathrooms

The second best return on investment is your primary bathroom. Replacing countertops, bathroom fixtures, mirrors, and light fixtures is a guaranteed way to add value to prospective home buyers. 

When considering a full bathroom renovation we recommend floor to ceiling tile in the shower, full glass enclosure, and a large soaking tub if your space permits. 

Flooring

Flooring options are endless and it can be overwhelming choosing which option works best for your home. We see a lot of sellers putting in luxury vinyl plank  which is waterproof and extremely durable. You can purchase vinyl flooring for as low as $2/sqft and it can be easily installed over some existing flooring.
