What To Negotiate When Buying New Construction
As we are heading into a more stable real estate market we are seeing local home builders starting to offer incentives towards new construction homes. Here’s a list of incentives to inquire about when considering a new build:
Options
Some builders are offering money towards options at the design center, these can be used towards flooring, kitchen counters, cabinets, etc. You will have better luck negotiating options such as window coverings and non-built in appliances than the items above.
Financing
Home builders are typically partnered with a lender and can offer incentives towards closing costs to use their partners. This incentive can be used to buy down your interest rate, pay for loan origination fees, HOA pre paids, etc.
Lot Premiums
Builders can set premiums for desirable lots within a subdivision, these could include corner lots, view lots, oversized lots, and golf course lots. With an excess of inventory buyers may be able to obtain more desirable lots for a smaller premium.
Third Party Inspections
